AI is Eating the World—And STRs Are Next
I’m bullish on AI. I think it will disrupt everything. Some people think this is overblown. I think those people will look back in five years and feel like the people in 1995 who said the internet was a fad. While it won’t happen overnight, AI is going to fundamentally alter business and life as we know it.
Now, let me be clear: I’m not an AI expert, and even the experts don’t fully understand where this is headed. But as a co-founder of a short-term rental (STR) property management group and someone who consumes a lot of information about AI, I wanted to share my perspective on how AI is shaping the future of STRs, hospitality, and travel. Consider this my best educated shot in the dark.
Let’s break it down: the negatives, the positives, and the big-picture implications.
The Growing Pains: Short-Term Pain for Long-Term Gain
1. AI Is the New VA—And People Will Get Burned
For years, STR operators have used virtual assistants (VAs) to manage guest communication. This is essentially labor arbitrage—replacing expensive local labor with cheaper overseas workers. AI is the next iteration of this trend, but here’s the problem: it’s not quite there yet.
Guest communication is one of the most critical parts of an STR business. The people who jump the gun on AI-powered guest communication will face the same headaches as those who mismanaged VAs—delayed responses, guests feeling unheard, and issues that don’t actually get resolved.
Until AI can operate autonomously and take meaningful action—like actually dispatching a maintenance tech or adjusting a booking—it will still require human oversight. Anyone treating AI like a “set it and forget it” solution is setting themselves up for failure.
2. The WeWork Problem: Overhyping Tech to Get a Better Multiple
The STR industry, like real estate in general, has been relatively slow to adopt technology. Now, we’re seeing a wave of companies trying to package real estate and hospitality businesses as tech companies to get better valuations. Sound familiar? (Cough WeWork cough.)
WeWork had real value in its community, branding, and operations. But when it tried to pass itself off as a software company, things went sideways. The same thing will happen in STRs—companies will slap the words “AI-powered” on their pitch decks without meaningful tech implementation.
If you’re an investor or considering working with an AI-powered STR tech company, ask some basic follow-up questions:
- What does this tech actually do?
- How does it impact revenue, guest experience, or operations?
- Can you show me real data proving it works?
If the answers are vague, it’s probably just marketing fluff.
The Competitive Edge: How AI Will Transform STRs
While some operators will get burned by premature AI adoption, those who use it correctly will dominate. Here are the areas where AI will have the biggest impact in the short-to-medium term:
1. Guest Communication That Doesn’t Suck
AI-driven guest messaging isn’t quite there yet—but it’s getting close. The real unlock will come when AI can not only answer questions but also take action (e.g., rebooking a guest, scheduling maintenance, or issuing refunds automatically). Once this happens, STR operators who implement AI well will reduce overhead and improve guest satisfaction.
2. AI-Driven Dynamic Pricing
Pricing tools like PriceLabs and Beyond Pricing already use algorithms to optimize nightly rates, but they still require manual oversight. AI will take this to another level by analyzing hyper-specific demand signals—weather patterns, social media trends, local event popularity—and adjusting pricing dynamically, in real time.
3. Predictive Maintenance & Operations
One of the biggest challenges in STRs is maintenance. Unlike hotels, which have centralized teams servicing rooms in one building, STR operators manage properties scattered across cities. AI will help by predicting maintenance needs before they become costly problems, optimizing cleaning schedules, and even automating supply restocking based on usage patterns.
4. Finding the Best Deals Before Everyone Else
AI will change the way investors find and analyze STR opportunities. Imagine an AI tool that scans every real estate listing, public record, and zoning regulation, then cross-references that with historical travel data to predict STR profitability. This will give savvy investors an edge in securing the best properties before the competition even knows they exist.
5. AI as a Travel Concierge
Expect AI-driven travel personalization to become standard. Platforms like Airbnb and VRBO will eventually use AI to suggest properties not just based on location and price but also based on a traveler’s past preferences, social media activity, and even biometric stress indicators (e.g., tracking how relaxed you were in past destinations).
The Big Picture: The Rise of Human Connection in an AI World
Here’s my macro bet: as AI automates more aspects of life, human connection and in-person experiences will become more valuable.
The paradox of AI is that the more we automate, the more we crave real, tangible experiences. This is why I’m so bullish on hospitality and STRs. AI will make operations more efficient, but it won’t replace the magic of a great vacation, the feeling of exploring a new place, or the memories made with friends and family.
At Island Stays Hawaii, we’re betting big on this—on the enduring value of real experiences in real places with real people. AI will make our work easier, but the core of what we do—helping people create unforgettable travel moments—will never be replaced.
Final Thoughts: How to Stay Ahead
AI is coming for every industry, and STRs are no exception. The operators who understand how to integrate AI strategically—without over-relying on half-baked tech—will win. The ones who blindly adopt AI just to cut costs will get crushed.
Here’s how to stay ahead:
- Don’t jump the gun on AI-powered guest communication. The tech is improving but still needs human oversight.
- Be skeptical of STR companies hyping AI. Ask follow-up questions. If they can’t give specifics, it’s probably just a marketing gimmick.
- Adopt AI where it makes sense—dynamic pricing, predictive maintenance, market analysis.
- Double down on the human experience. As AI takes over the repetitive tasks, the real differentiator will be how well you deliver real, memorable hospitality.
AI is a tool. Use it wisely, and you’ll be ahead of the curve. Ignore it, and you’ll get left behind. The choice is yours.
