The Importance of a Skilled Operator in Competitive STR Markets

Why This Matters (And Why You Should Care)

My name is Braedon, I’m a co-founder of Island Stays Hawaii, a property management group specializing in short- and mid-term rentals in one of the most competitive vacation rental markets in the world—Oahu. We’ve had multiple clients switch over to us after experiencing lackluster results with other operators, and their results speak for themselves. Some have literally doubled their revenue, and others are now making more per month under our management than their highest-earning months with their previous companies.

So, why does this happen? Because in a competitive market, a skilled operator makes all the difference.

What Defines a Skilled Operator?

Right now, the short-term rental space is professionalizing, but we’re not quite there yet. That means you can still get ahead by nailing the basics—and a shocking number of operators don’t.

Some of the biggest mistakes we see from underperforming management companies include:

  • Cleaning miscues: Guests show up to dirty or half-clean units, instantly killing their experience and your reviews.
  • Maintenance neglect: Small problems become big problems when they’re ignored.
  • Inattention to wear and tear: If your unit starts to look shabby, it stops commanding premium rates.
  • Slow or inadequate guest communication: Delays or mishandled concerns turn into bad reviews, which turn into fewer bookings.
  • Poor listing optimization and pricing strategy: If you’re not running dynamic pricing, you’re leaving money on the table—every single day.

How Mismanagement Destroys Your Returns

If you own a short-term rental in an area with little competition, you might be able to get away with running things poorly. If there’s more demand than supply, you’ll still get bookings—just at a lower rate. But in a competitive market like Oahu, or any major vacation destination, you’re going up against skilled operators, boutique management companies (like us), and venture-backed property management behemoths.

When guests are choosing between multiple properties, the best-reviewed and best-marketed units command the highest rates. If your place doesn’t measure up, you won’t get the premium pricing, and your occupancy will suffer.

We’ve seen it firsthand. Owners who switched to us saw their occupancy rates increase, their nightly rates go up, and their total revenue skyrocket. Here are just a couple of real examples:

  • One owner saw their December revenue double compared to what they made under previous management the year before.
  • Another owner’s “average” month with us now outperforms their “best” month under their last company.

This isn’t magic—it’s just running the property like an actual business.

How to Outperform in Competitive Markets

Success in short-term rentals isn’t about reinventing the wheel. It’s about executing consistently on the fundamentals:

  1. Treat it like a business: This isn’t a hobby. If you want serious returns, you need a serious approach.
  2. Fast and professional guest communication: Every message is a chance to either build trust or lose a booking.
  3. Impeccable cleaning and maintenance: A pristine unit means better reviews and repeat guests.
  4. Listing optimization and dynamic pricing: Market shifts daily—your pricing should, too.
  5. Regular upgrades and aesthetic improvements: You don’t have to gut-renovate, but small, thoughtful upgrades keep your unit competitive.

Should You DIY or Hire a Professional?

If you’re willing to put in the work, you can absolutely manage a short-term rental yourself—even remotely. But you have to be willing to:

  • Stay on top of communication 24/7
  • Build a cleaning and maintenance system
  • Keep your unit fresh and updated
  • Implement a pricing strategy
  • Constantly improve the guest experience

If you don’t want to (or don’t have the time), hiring a skilled property manager is the best decision you can make. Not all management companies are created equal—many will actually perform worse than you could on your own—so vet your property manager carefully (I’ll include a link to key questions you should ask before hiring one).

Final Thoughts

If you own a short-term rental in a competitive market, the difference between an average operator and a skilled one is the difference between mediocre returns and market-leading profits. You can do it yourself if you’re willing to put in the work—or you can hire a professional who already has the systems in place to maximize your revenue and free up your time.

Either way, the message is clear: In a competitive market, an average operator is not good enough. You need to be great—or hire someone who is.
