What STR Investors Really Want – The Island Stays Theory of Property Management

When my partner Bryan first pitched the idea of starting a short-term rental (STR) property management company on Oahu, he described a glaring gap in the market. Many of his real estate clients—investors who had purchased STRs—were frustrated with the lackluster service they were receiving from local management companies. After much reflection, I’ve boiled it down to four key priorities for owners:

  4. Creating Art

These priorities aren’t weighted equally, but together they form the foundation of our approach. Let’s unpack each one.

1. ROI: The King of Metrics

If you could only have one thing from your property manager, it would be this: a strong return on your investment. At the end of the day, real estate is an asset class, and most STR investors are in it to generate income. If a property manager isn’t delivering on ROI, everything else becomes noise.

To understand how a great property manager maximizes ROI, let’s break down how money flows through the STR ecosystem:

  1. The Manager’s Role: At its core, an STR property manager offers a hospitality product to guests using the property of the owner.
  2. The Guest’s Payment: The guest pays for the value they receive—whether it’s a seamless check-in experience, top-notch amenities, or a stay that matches the photos and promises of the listing.
  3. Distribution of Revenue: The money flows first to the manager and their hired vendors (cleaners, maintenance teams, photographers, etc.), with the remaining cash flowing to the owner.

The BEST property manager doesn’t just put a big check in the owner’s pocket; they do it by mastering every stage of this flow. They:

Deliver the most value to guests to justify commanding the highest nightly rates.

Streamline processes and reduce inefficiencies to keep operational costs low.

Pass on as much profit as possible to the owner rather than inflating their own margins.

The industry has plenty of examples at both extremes:

Low-fee managers offering bare-minimum service, leading to subpar guest experiences and mediocre returns.

Luxury managers providing stellar service but charging such high fees that most of the gains are absorbed by them rather than the owner.

The perfect value proposition lies in the middle: maximum value for guests, achieved through operational excellence, with the gains flowing back to the owner. This is our north star at Island Stays Hawaii.

2. Peace of Mind: The Silent Hero

If ROI is the king, peace of mind is the queen. Most owners hire property managers for one simple reason: they don’t want their phones ringing at 2 a.m. because a guest can’t figure out how to turn on the AC.

Peace of mind boils down to trust. Owners need to know that their property is being managed as if it were their own. That means:

• Acting in the owner’s best interest at all times.

• Communicating transparently so they’re never left wondering, “What’s going on with my property?”

A great property manager doesn’t just handle maintenance reactively; they:

Conduct regular quality checks: Small issues like loose hinges, worn-out linens, or minor plumbing leaks are spotted and resolved before they become costly problems.

Implement preventative maintenance schedules: Think HVAC servicing, deep cleaning, or checking for saltwater corrosion in coastal properties. These measures protect the asset and maintain its value over time.

Protect the guest experience: An immaculately maintained property attracts better reviews, which leads to higher occupancy and better returns—tying asset preservation directly back to ROI.

Imagine this: An owner checks in on their property after a year of guest stays and finds it in better condition than they left it. That’s the standard we aim for because anything less ultimately costs the owner.

4. Creating Art: Transforming Properties into Experiences

Finally, let’s talk about something more intangible but equally important: creating art.

As Scott Galloway says, “Modern consumers don’t want more options—they want someone with better taste to tell them what they want.” In STR management, this means helping owners elevate their properties into something truly special.

Design and Aesthetic: Beautiful spaces create memorable guest experiences, which translates to higher bookings and better reviews.

Guest Experience: Think beyond functionality—what emotions does the property evoke? Nostalgia? Adventure? A sense of celebration?
